SMART ATTIC SOLUTIONS

Attic Conversions Glasgow

Not every Glasgow attic can become a room, and you are owed that answer before you spend money finding out. Headroom, the pitch of the roof and somewhere to put a staircase decide it. We measure all three on the first visit and tell you straight.

OUR SERVICES

Will Your Glasgow Attic Convert?

The rule of thumb is 2.2 metres from the floor of the attic to the underside of the ridge. Glasgow tenements usually have it. Many 1930s semis in the city do not, and no amount of clever design creates height that was never built.

Older Glasgow roofs were built to keep weather out, not to hold heat in. Bringing one up to current insulation standards without losing headroom is the real skill, and it is where cheap conversions give themselves away in the first winter.

OUR PROCESS

OUR ATTIC CONVERSION PROCESS

Access is the part people forget. A staircase needs somewhere to land, and in a tenement flat with rooms off a central hall that is often the hardest problem on the whole job. We work it out before anything else is agreed.

Step 1

Consultation

We start in your attic with a tape measure, not in an office with a brochure. Ridge height, joist condition, purlin positions, water tank, and where a stair could reasonably go.

Step 2

Proposal and Design

Then you get a written proposal: what is possible, what it costs, and plainly where the compromises are. If the honest answer is that your attic will not make a decent room, we say so.

Step 3

Execution

Once the building warrant is granted, we carry out the structural work, insulation, flooring, windows and electrics, and keep you told what is happening in your own home each week.

Step 4

Finalization

At the end you get the completion certificate along with the finished room. Both matter. One of them matters again the day you sell.

WHY CHOOSE US

Attic Conversions In Glasgow’s Older Buildings

Most of our work is in Glasgow’s pre-war stock, where attics were designed for a water tank and a few boxes. Converting one properly means solving headroom, access and insulation together, not one at a time.

Scottish building standards are not the same as the English regulations you will read about on most websites. Your conversion needs a building warrant from Glasgow City Council, and we handle that submission for you.

Frequently Asked Questions

Aim for about 2.2 metres from attic floor to ridge. Below that, a conversion usually means altering the roof itself, which changes the cost considerably. A survey settles it in half an hour.

Most attic conversions take 6 to 10 weeks on site, plus the building warrant beforehand. Anyone quoting two weeks is describing a loft boarding job, not a conversion.

Yes. In Scotland it is a building warrant from Glasgow City Council rather than English building regs, and we prepare and submit it along with the structural calculations.

Yes, and in a tenement it matters more than people expect. The loft is one open run above the whole close with nothing dividing it, so anyone up there can come down through a ceiling. We partition, insulate and fit a secure hatch as part of the work.
