INNOVATIVE LOFT DESIGNS

GLASGOW Loft ConversionS

We convert lofts across Glasgow, from Southside tenements and West End townhouses to the semis out in Bearsden and Newton Mearns. Glasgow roofs are not like other roofs. Tenement lofts run the full length of the close, older stock throws up headroom and access problems a standard design never has to solve, and every job needs a building warrant from Glasgow City Council. We survey, design, warrant and build the lot.

ABOUT OUR COMPANY

Transforming your home from the top down with expert loft conversion solutions.

In Glasgow, the first question is never the staircase or the skylights. It is who actually owns the loft. Your title deeds answer it, and where they say nothing the Tenements (Scotland) Act 2004 gives you the space directly above your flat. Where the loft is common property, it has to be bought from the other owners in your close before a single joist is touched.

That is the step nobody converting a semi down south ever has to think about, and it is where most Glasgow loft projects stall. We will tell you where you stand before you spend anything. After that it is the familiar work: survey, structural calculations, a building warrant through Glasgow City Council, then the build.

OUR SERVICES

Providing quality loft conversion services

Most of our work is in Glasgow’s pre-war stock: tenements, Victorian and Edwardian villas, and the post-war semis on the edge of the city. Each one converts differently.

Loft Renovation

Tenement lofts are one open run above the whole close, with nothing dividing your space from your neighbour’s. We partition, insulate and fit a secure hatch, so the space over your flat is genuinely yours and nobody can walk the length of the roof into it.

WHY CHOOSE US

Leading the Way in Loft Conversions & Renovations

We work in Glasgow every day and we know what these buildings do. We know which tenement roofs have the headroom and which do not, how the factor for your building will want to be approached, and what Glasgow City Council building standards will ask for before they ask for it.

The most ambitious job we have seen in this city was a close that sold its loft to one owner, who then built a whole new fourth floor on top of the tenement and made two flats out of it. That is the far end of what is possible up there. Most people want a third bedroom, and we are glad to do that too.

ANY QUESTIONS?

Frequently Asked Questions

Your title deeds decide it, so that is always where we start. If the deeds say nothing, the Tenements (Scotland) Act 2004 gives the loft space directly above your flat to you. If it is common property, every owner in the close has a share and you have to buy it from them before any work can begin. We check this before anything else, because there is no point designing a conversion for a space you do not own yet.

The build is usually 6 to 10 weeks. The part people forget is the building warrant from Glasgow City Council, which needs to be granted before work starts and takes its own time on top. If the loft is common property, add the time it takes to agree terms with your neighbours. We will give you a realistic date at survey rather than a flattering one.

Yes! Yes to both. A loft conversion in Scotland needs a building warrant from Glasgow City Council, and you need the completion certificate at the end. We prepare and submit the lot. Get this wrong and it surfaces years later when you try to sell, so it is worth doing properly first time.

Yes, and it is more common than people realise. In most tenements the loft is one continuous open space running the length of the close, with nothing between your section and next door’s. Anyone up there can come down through a ceiling. We partition it properly, insulate it and fit a secure hatch. For conversion styles we do dormers, hip-to-gable, mansards and rooflight conversions.
